Items to Complete Before You Sell
We’re excited to help you get top dollar for your home! Completing these prep steps will make a big difference, especially for online buyers who see your home first through photos.

Lighting Matters:
Replace any burnt-out bulbs, even in tough spots. Good lighting makes a huge impact in person and in photos. Be sure to check pool lights, stove lights, landscape lighting, and lamps.

Declutter:
Less is more. Start packing away excess décor, personal items, and photos. This helps buyers picture themselves living in the space. Free boxes can often be found on local Facebook groups or OfferUp.

Garage + Storage:
It’s okay to store packed boxes in the garage, buyers understand! For large items, consider a storage unit.

Keys:
We’ll need a spare key for the REALTOR® lockbox to ensure easy access for showings, which are usually booked one day in advance.

Bathrooms + Laundry:
Keep counters clear, trash bins emptied, and décor simple. Light, neutral towels and shower curtains photograph best. Laundry areas should be tidy and organized.

Kitchen Prep:
Remove magnets and clutter from the fridge, keep counters clean, and organize cupboards. Fresh fruit or flowers are a nice touch for showings.

Bedrooms:
Think “hotel-ready.” Make the beds neatly, clear nightstands, and remove excess personal items.

Donate or Ditch:
If you haven’t used it in 3+ months and don’t plan to bring it with you, donate it! Local charities like House of Refuge or St. Vincent de Paul may even offer pickup for large items.

Curb Appeal:
Make a strong first impression—touch up paint, freshen up plants, and tidy the entry. Even a new welcome mat can help.

Paint + Carpets:
Fresh paint (we love Sherwin Williams “Accessible Beige”) and clean carpets go a long way. If your carpet needs replacing, we have a great referral.

Deep Clean:
A professional clean can reach areas you might overlook and leave the home sparkling. Go easy on air fresheners—one light scent is enough.

Plan for Showings:
Have a plan for kids and pets. Even friendly dogs can be a distraction.

Yard Maintenance:
Keep grass mowed, weeds pulled, and patio furniture looking fresh. Buyers may visit multiple times—you want the exterior looking great every time.

Day of Showings:
Open blinds, play soft music, and consider putting out bottled water. Hide valuables like cash, meds, and jewelry.

Don’t Stress:
We’ve helped clients prep in under a week. If you need help or referrals, just ask—we’re here for you every step of the way!
